    We provided property management services to this Christchurch townhouse for 10 years, providing a steady income and stable tenants for the owners, happy occupants and sound compliance. 


    The property was successfully staged for sale by us with some simple but effective improvements and touch ups, fetching a 50% increase in re-sale value.

    OUR STRAIGHT UP FEE - for everything

    Weekly management fee - covers literally everything

    12.5% of weekly rental income

    A base fee covering... well everything! 


    - New tenant placement, reference checks, trademe costs, photos, open homes 

    - Flat inspections every 6 months, pre tenancy inspections 

    - Maintenance inspections and co-ordination 

    - Healthy homes compliance and advice 

    - Rental income received and distributed

    - Residential tenancy agreements for both parties  

    - Bond lodgement, claims, dispute resolution 

    - Sales, and renovation advice

    - We don't charge GST!

    12.5% weekly percentage of rental income covers all property management related costs including flat inspections, arranging maintenance, inspections, new tenant placement, trademe listings costs and all associated paperwork and tenant management. Additional costs incurred by the property such as maintenance (contractor charges), repairs, renovations and tax advice are not included in the scope of our services.

    Rex Cullen, BHM, CMILT, MInstD | Managing Director

    Holding a Bachelor of Hotel Management and a Member of the Institute of Directors in New Zealand, Rex has over 15 years management and governance experience, including General Manager and National Operations Manager roles. Rex is also a Chartered Member of the Institute of Logistics and Transport in New Zealand, holds a Diploma in Hotel and Tourism Management and has previously worked as a Property Manager for 10 years. 

    Dr Elizabeth Foo, MBChB, BSc | Advisory Board Member

    Dr Foo holds a Bachelor of Medicine, Bachelor of Surgery and a Bachelor of Science (Biochemistry) from Otago University, and grew up in Singapore and Malaysia before immigrating to New Zealand. Fluent in English and Chinese, Dr Foo provides valuable governance oversight and support to the team.
